We are a family run guest house that is committed to ensure that all of our guests have an enjoyable and relaxed stay with us.  

The guest house is quirky 18th century property, with some lovely ground floor annex rooms set in small grounds, with limited off road parking. We are on the borders of two beautiful towns namely,  Royal Leamington Spa and Warwick. 

Our bedrooms are designed and decorated in a modern and contemporary style to cater for all long or short term stays.All of the rooms are equipped with the essentials for tourists and business people alike who are away from home for long or short period of time.

Warwick is famous for its history and very own Warwick Castle, set in stunning grounds.  There are many attractive and historic buildings in Warwick, along with local independent and specialist shopping and wonderful restaurants, tea and coffee places.

For the active guests there are excellent sporting facilities within easy reach including bowling greens, squash, tennis courts, fitness centres, paddle boarding, canoeing, kayaking and golf courses.  The Grand Union canal across the road for walking, running or cycling.

Royal Leamington Spa, is a little gem of a Spa town and it annually holds the International Bowling Tournaments at Victoria Park, which is just a short drive away.

We are within a short distance from both town centres, Railway Stations, Bus Routes, M40, Warwick Technology Park, BMI, Jaguar Land Rover and the Grand Union Canal.  

Majority of the local attractions are within walking distance or a short drive away.
